Condition is also of critical importance. If two or more homes of the same size are on the market in the same area, for the same price, the one in the best condition will probably sell first.
Your home should be spotless for every showing, (cleanliness is probably the most important factor, nobody wants to buy a dirty home), pick up all the clutter, put away most of the knickknacks, make the beds and generally make your home shine. On the exterior, sweep the entryway and sidewalk, trim the vegetation, remove any clutter. The intent is to make a good first impression when the buyer approaches your home.
If your home needs some work, we need to recognize that and let the buyers know they will get a price adjustment for that. If you need new carpet or paint for example, we can offer a credit to the buyer for those items. It is better to offer a credit than to actually replace the carpet or paint. The carpet you pick or the paint you use may not be what the buyer would select. It is best to let them choose their own.
