March is Continuing February's Blistering Pace

Market Activity: February was a blockbuster month for us and March is starting off very strong as well.

Total Tucson Homes Under Contract: 1,055, Increased 12.83% from February of 2015. Increased 9.33% from last month.

Tucson Median Sale Price: $168,900, Up 1.14% from February of 2015.
Oro Valley Median Sales Price: $252,000, Down 16% from February of 2015.
Catalina Foothills Median Sales Price: $309,500, Unchanged from February of 2015.

Total Tucson Active Listings: 5,078, Down 13.30% from 5,857 in February of 2015.
Northwest Tucson Active Listings: 1,373, Down 25 units from last month.
Catalina Foothills Active Listings: 754, Up 77 units from last month.

Total Tucson New Listings: 2,208 Down from 2,387 New Listings in February of 2015.
Northwest Tucson New Listings: 562, Down 79 units from last month.
Catalina Foothills New Listings: 290 Down 40 units from last month.

Some quick conclusions we can draw from these Tucson home sales statistics are:

Positive Market Indicators this month: Total Sales Volume was up Year over Year & Month over month, Median Sales Price was up year over year. Total Homes Under Contract was up Month over Month and Year over Year, Average Days on market sits at 65 (69 Days in February 2015).

Negative Market Indicators this month: Average Sales Price was Down Slightly month over month and year over year,

Market Outlook: Our Spring market is still looking extremely strong!

The Election cycle is going full blast and is taking attention away from the financials of the country at this time. Economic indicators continue to slowly improve however many people are not trusting the economy much at this time as we have just entered year 8 of the Bull Market. Concerns about how much longer this bull market can last are becoming more prevalent.
