Fantastic Fall is here, The weather is beautiful

Market will build for the next couple months as we enter Fall Selling Season

Average Days On Market = 61 ~ Sales Price as a % of List Price = 97.23%

Market Activity: The market slowed very slightly as we transitioned from summer to fall. As of this writing market appears to be picking back up dramatically. Both Average Sales Price & Median Sales Price have increased year over year for the last 4 years!

Listing inventory bumped up a tiny bit this month as we head into fall as early sellers are getting a head start on the Fall Selling Season. Good news for buyers as this puts a little more inventory out there to choose from. Come on down and take a look, Fall is the best time to Visit Tucson! Total Tucson Homes Sold: 1,203, Increased 15.9% from September of 2014. Decreased 5.72% from last month.

Total Tucson Homes Under Contract: 1,774, Increased 5.41% from September of 2014. Decreased 3.90% from last month.

Tucson Median Sale Price: $172,000, Up 4.24% from September of 2014.
Oro Valley Median Sales Price: $234000, Down 11% from September of 2014.
Catalina Foothills Median Sales Price: $350,000, Unchanged from September of 2014.

Total Tucson Active Listings: 4,909, Down 9.71% from 5,437 in September of 2014.
Northwest Tucson Active Listings: 1,270, Up 58 units from last month.
Catalina Foothills Active Listings: 577, Down 2 units from last month.

Total Tucson New Listings: 2,072, Down from 2,129 New Listings in September of 2014.
Northwest Tucson New Listings: 563, Up 60 units from last month.
Catalina Foothills New Listings: 217 Up 20 units from last month.

Some quick conclusions we can draw from these Tucson home sales statistics are:

Positive Market Indicators this month: Total Unit sales were up year over year. Average Sales Price was up year over year. Median sales price was up year over year. Total Sales Volume was up 18.91% year over year. Days on market dropped to 61.

Negative Market Indicators this month: None, Market remains unusually strong as we head into our annual Fall Selling Season.

Market Outlook: We had a stronger than usual Summer Season. This strong momentum appears to be carrying forward into the beginning of our Fall selling season. We continue to expect this Fall to be stronger than last year.

The National Economy continues to slowly (very slowly) improve, Almost all economic data points continue to slowly grind upward continuing to support improving real estate markets across the nation. Interest rates are still historically low.
