December 2014 Finishes Strong - January 2015 Starts Off With A Bang

Southern Arizona Housing Market Off To Fast Start

Average Days On Market = 61 ~ Sales Price as a % of List Price = 96.67%

Market Activity: December 2014 was stronger than normal with Higher numbers in almost all categories. The outlook for January is also stronger than normal, primarily due to the continued improvement of the economy. There are Lots of new listings coming on the market now that the holidays are past as Sellers get their homes listed in anticipation of the spring selling season. Key prior month statistics from the Tucson Association of Realtor’s January 2015 Report show:

Total Tucson Homes Sold: 1,076, Increased 3.66% from December of 2013. Increased 17.34% from last month.

Total Tucson Homes Under Contract: 1,304, Decreased 13.41% from December of 2013. Decreased 10.99% from last month.

Tucson Median Sale Price: $165,000, Up 4.50% from December 2013.
Oro Valley Median Sales Price: $250,000, Down 9% from December 2013.
Catalina Foothills Median Sales Price: $337,500, Up 1% from December 2013.

Total Tucson Active Listings: 5,577, Up 8.29% from 5,150 in December of 2013.
Northwest Tucson Active Listings: 1,597, Down 51 units from last month.
Catalina Foothills Active Listings: 635, Down 18 units from last month.

Total Tucson New Listings: 1,470, Up from 1,386 New Listings in December of 2013.
Northwest Tucson New Listings: 391, Down 98 units from last month.
Catalina Foothills New Listings: 143 Down 54 units from last month.

Some quick conclusions we can draw from these Tucson home sales statistics are:

Positive Market Indicators this month: Average sale price was up 1.32% over same period last year, Average list price was up 6.06% over same period last year and Median sales price was up 4.5% over same period last year. Total sales volume was up 5.03% over same period last year and Total Unit sales were up 3.66% over same period.

Negative Market Indicators this month: Active listings were up 8.29% over last year (good for buyers, bad for sellers).

Market Outlook: This year December was a little stronger than recent prior years with generally stronger numbers in most categories. January is, as usual looking to be a very strong month for sales. Interest rates remain very low and Lenders continue to slowly ease credit standards for home loans. Both Fanny Mae and Freddie Mac continue to make regular changes to their lending standards, some positive for buyers and some negative but generally leaning in favor of relaxing standards and easing the process of obtaining a new home mortgage.

The National Economy continues to steadily improve with positives jobs reports issued for the past several months. Most people are now believing that the recovery is actually real. Now we need some wage growth to fatten up the take home pay of the American workers. This is sure to follow as the labor markets continue to tighten. All these things lead to a stronger real estate market across the nation.
